The Rule of 3: The Reality Of Buying A Home in NH and MA

When buying a home, everyone wants the perfect property, and I completely understand that! But here’s something I’ve learned over the years in real estate:

There are three important rules when you buy:

• PRICE
• SIZE
• CONDITION

Most buyers can realistically get 2 out of these 3 things.

• PRICE + SIZE = You may need to compromise on condition. The home might need some updating, but you’ll get the space you want within your budget.
• PRICE + CONDITION = You may need to compromise on size. You’ll get a beautiful, move-in-ready home at a comfortable price, but it might be smaller than you originally hoped.
• SIZE + CONDITION = You may need to compromise on price. You’ll get the space and finishes you want, but it will likely come at a higher cost.

Here’s the important part:
Buying a home isn’t always about finding everything you WANT. It’s about finding what you NEED, recognizing the potential, and making a smart financial decision. And remember, when you’re renting, 100% of your rent goes toward paying your landlord, not building equity in a home of your own.

Does that mean you should rush into buying something that isn’t right for you? Absolutely not! It means understanding your options, setting realistic expectations, and knowing where you’re willing to compromise — and where you’re not.

A home doesn’t have to be perfect on day one to be the perfect investment in your future.
